Downtown Manhattan’s highest new residences – 30 Park Place

Lower Manhattan continues to sprout with a new generation of visionary high-rises. The panoply of World Trade Centers represent the commercial side of this building boom. 30 Park Place represents the residential.

In December last year, ground was broken for 30 Park Place; what will be the tallest residential structure in downtown Manhattan’s Tribeca.

When completed in 2016, 30 Park Place will reach 82 stories and 926 feet high. The super-luxury tower will consist of a 189-room Four Seasons Hotel on the first 21 floors, and 157 luxury condominiums on the remaining ones.

The majority of private residences will feature 11-foot ceilings, entry foyers and light-flooded living spaces, offering panoramas of NYC’s skyline and New York Harbor.

The hotel’s Royal Suite will measure 3,500-square-feet, and no doubt have well-to-do clients clamoring to be among the first to stay there.

The Design

30 Park Place is a project of Silverstein Properties, those behind four of the new World Trade Centers (namely 2, 3, 4 and 7), 120 Broadway and 120 Wall Street.

Silverstein Properties found their man in Robert A. M. Stern, the American architect currently occupying the position of Dean of the Yale University School of Architecture. Stern is known for his designs that echo previous generations of building.

Indeed, Stern’s limestone and cast stone tower, and the manner in which 30 Park Place tapers inwards at points, recalls the heyday of New York City skyscraper building, perhaps most notably the Empire State Building.

Conversely, 30 Park Place’s slimline frame and green credentials tell you this is very much a contemporary building for the New York City of today.

Amenities for a project as tantalizing as 30 Park Place were never likely to disappoint. Guests to the Four Seasons will enjoy fine dining at the in-house restaurant, can let off steam at the spa, fitness center and 75-foot heated indoor pool, and waltz their way around one of the hotel’s ballrooms.

The private residences – managed by Fours Seasons – will be accompanied by a pool, fitness center, conservatory, private screening room, children’s room, private dining room and private outdoor space. A landscaped park will provide 30 Park Place residents with further breathing space.

The Neighborhood

Tribeca has flourished into a trendy neighborhood of boutique galleries, eateries, and bars.

Though there are few luxury brands in Tribeca now, that’s changing fast, and 30 Park Place is spearheading the revolution. This is a sentiment echoed by Damon M. Banks, director at DMB Public Relations, New York. He has said

Though many will always choose to stay uptown regardless of the hotel options in Lower Manhattan, there is a large number of young and trendy affluent travelers who enjoy the feel and energy felt in the areas of Tribeca and SoHo.

The completion of 30 Park Place will herald the beginning of a new wave of affluent young people to the neighborhood as also stated by Luxury Daily.
